What we look for in Venice homes
1920s homes on the island
Venice was laid out in the 1920s, and some of its first Mediterranean-style homes still stand. Stucco and masonry cracks, flat-roof drainage, older wiring and plumbing, and the quality of later renovations all get a close look.
Mid-century block homes
Much of Venice Gardens and South Venice was built from the 1950s through the 1980s. Original electrical panels, older supply pipes, cast iron drains and roof age are the usual findings, and a sewer scope is worth adding on older lines.
Villas, condos and 55+ communities
In attached villas and condos, we focus on the unit: electrical panel, plumbing fixtures and connections, the HVAC system, windows and doors, and the patio or lanai.
New construction
For the newer neighborhoods east of town, we inspect in phases: pre-pour foundation, pre-drywall, final walk-through and the 11-month builder warranty inspection before the warranty runs out.
Insurance inspections for Venice homes
Many Venice homes are 30 years old or more, which is when Florida insurers usually ask for a 4-point inspection of the roof, electrical, plumbing and HVAC. A wind mitigation inspection on the OIR-B1-1802 form verifies the roof covering, roof deck attachment, roof-to-wall connections and opening protection, and the credits it earns can lower your windstorm premium. Close to the Gulf, salt air wears on AC condensers, railings and other exterior metal, and older pool cages and lanais deserve a careful look too. After the 2024 hurricane season, ask the seller about any roof or storm repairs and whether permits were pulled, so we can look at that work during the inspection.
