Quick Answer

A snowbird home inspection in Sarasota is a focused walkthrough of a seasonal Florida home, evaluating moisture, AC performance, plumbing integrity, pest activity, and roof condition after months of vacancy. Most snowbirds book one when they arrive in November and another before they leave in April. The combination catches what summer humidity does and prevents what winter neglect creates.

What Vacancy Actually Does to a Florida Home

Six months of vacancy in a Sarasota home isn't neutral. It's a slow accumulation of small problems.

The AC kept running, which is good. Or it didn't, which is bad. A failed condenser or thermostat that goes unnoticed for two weeks turns the inside of your home into a dehumidifier-free greenhouse. Walls absorb moisture. Drywall paper feeds mold. Furniture cushions become petri dishes.

The hot water heater sat full and idle. Sediment settles, anode rods corrode, and rubber flex lines age. You come back, turn it on, and find a shockingly high water bill from a slow drip you didn't notice for three months.

The water lines didn't move. Stagnant water in a Florida supply line breeds bacteria. Hose bibs leak. Toilet flappers degrade. Ice maker lines crack in the cabinet behind the fridge where you don't see them.

Roof penetrations weather. Sealant around vent pipes and AC line sets ages out fastest in summer sun. Six months of UV with no one looking is enough to start a leak that won't show until the next afternoon storm.

Pests move in. Roaches, ants, and rodents find vacant homes attractive. Florida tree roaches in particular love a quiet AC closet. By the time you arrive, they have territory.

Pool cage corrodes. Salt air doesn't take vacations. Anchor bolts rust, screens UV-degrade, and the super gutter clogs with summer leaves and storm debris.

What an Arrival Inspection Covers

When you call for a snowbird home inspection in November, the focus is different from a buyer's inspection. We're looking for what changed since spring.

HVAC system. Full operational check, condensate line clearance, refrigerant temperatures at the supply register, humidity readings throughout the house. If the AC isn't pulling humidity below 60 percent, something is wrong.

Plumbing. Visual check on all visible supply lines, drains, water heater, fixture connections, irrigation backflow. We run water through every fixture, check pressure, and look for evidence of past leaks.

Roof. Visual roof inspection, attic check for water intrusion or pest activity, soffit and fascia condition, gutter clearance.

Moisture and mold. Moisture meter readings in suspect areas, thermal imaging in walls and ceilings to find hidden water, humidity logging.

Pest evidence. Droppings, frass, gnaw marks, ant trails, roach activity. We don't treat, but we identify and refer to a licensed pest control if needed.

Pool and pool cage. Anchor bolt condition, screen integrity, super gutter, pool electrical and fence safety.

Exterior. Door and window seals, garage door operation and rating, drainage at the foundation, fence and gate condition.

Setting Up Before You Leave Again

The inspection only catches problems. Preventing them is the spring departure checklist.

AC settings. Set thermostat to 78 to 82 with humidity control on. Don't shut the AC off. Florida humidity will destroy a closed-up house in a week.

Water main. Shut it off if no one is checking the home weekly. Drain the water heater. Drain accessible supply lines.

Refrigerator. Clean it, prop the door open, unplug it. A power outage during an off-season storm with food inside is unpleasant.

Pool. Either contract a service that documents weekly visits with photos, or shock and shut down properly with a winter cover.

Insurance. Confirm your policy doesn't have a vacancy clause that voids coverage if the home is unoccupied past 30 or 60 days. Many Florida policies do. Vacancy endorsements cost extra and are required if you're gone all summer.

Mail and packages. Hold mail or have a neighbor pick up. A pile of packages at the door advertises vacancy.

Smart home setup. Smart thermostat with remote alerts, water leak sensors at every fixture, smart plug on the water heater so you can shut it off remotely. The investment is small and the protection is large.

Sarasota Neighborhoods With High Snowbird Density

Lakewood Ranch, Palmer Ranch, Pelican Cove, Casey Key, Longboat Key, Siesta Key, Bird Key, and the gated communities along Wellen Park all have heavy seasonal occupancy. Bradenton's Cortez and Anna Maria Island, Venice's island sections, and Punta Gorda Isles round out the high-snowbird areas in our service region.

These neighborhoods often have HOA expectations around exterior maintenance that don't pause when you're gone. An inspection in November also catches things that could be HOA violations, which is its own kind of expensive.

What It Costs

The cost of a snowbird arrival inspection depends on the home's size and complexity, and on whether you add thermal imaging for hidden moisture detection. A pre-departure inspection in spring is priced the same way. Contact us for a quote on your property.

An inspection that catches a slow plumbing leak before it ruins drywall and floors easily pays for itself in one season.

Departure Inspection in Spring

Many of our snowbird clients book a second inspection in late March or early April, before they head north. The departure inspection is a fresh-eye check of everything before vacancy starts. Anything found gets fixed while you're still in town to coordinate it. Catching a worn out water heater anode rod in April is an inexpensive fix. Catching it in November after the heater leaked all summer means a floor replacement that can run into the thousands.

FAQ

Should I inspect when I arrive or before I arrive? Most clients prefer to be present, so an arrival inspection makes sense. Some have property managers and want a pre-arrival inspection so any issues can be fixed before they walk in. We do both.

Do you do recurring monthly checks while I'm away? We focus on inspections, not property management. We refer to several reputable property managers in Sarasota and Bradenton who do weekly or biweekly visits during the off-season.

Will my insurance cover damage that happened while the home was vacant? Many Florida homeowner policies have a vacancy exclusion after 30 or 60 days of unoccupancy. Read your policy. If you're gone for the full off-season, ask your agent about a vacancy endorsement.

How much should I leave the AC running? 78 to 82 degrees with humidity control. Shutting it off is the single most expensive mistake snowbirds make.

Is this the same as a regular home inspection? Same scope, different focus. A regular inspection looks at everything systematically. A snowbird inspection emphasizes the systems most likely to have changed during vacancy.
