What is a builder warranty inspection? Whenever you have a new home built, the builder will typically provide you with a 12-month warranty. This warranty basically states that your home will be in overall good condition for at least the first year of owning your home.
So before that 12-month period is over, having a warranty inspection is important. A warranty inspection is a full home inspection basically. It creates a punch-list of items for the builder to address and repair before your warranty period is over.
These are often called 11th month inspections, because they will happen about a month before your warranty expires. Most builders care about their clients and their reputation, and are more than happy to address the repairs needed (if any) as needed in your inspection report.
